Inside Parvalux’s Net-Zero Commercial Building Groundworks

How SR France helped deliver Parvalux’s new 160,000 sq ft state-of-the-art facility on time and without disruption.

Parvalux tasked Jade Aden to complete a design and build project to deliver a modern headquarters and production facility, which meant they needed a reliable groundworks partner to manage the complex site. S.R.France was appointed to deliver the full scope of groundworks.

Challenges Faced

From the outset, the 8.75-acre brownfield site presented immediate obstacles. High-voltage National Grid cables and pylons crisscrossed the land. This restricted heavy machinery use and shaped the whole drainage strategy.

The initial plan featured a large attenuation tank as SuDS required. However, given the position of critical infrastructure, this posed a safety risk. In response, SR France helped redesign the drainage approach. Working with Jade Aden we delivered a large attenuation basin and swale. It was carefully excavated and shaped to ensure flow capacity while steering clear of underground utilities.

Beyond the drainage challenge, the scale of the preparatory works added complexity:

14,454 m²

14,454 m² of land was stripped for the main building, with 7,000 m³ of material removed

13,000 m²

A further 13,000 m² was cleared for external areas, with 5,500 m³ carted away

6,500 m²

A 6,500 m³ piling mat was formed using a mix of on-site and imported Type 1 aggregate

Services Provided

The broader groundwork package was delivered with precision across three key areas:

Foundations

  • 2,237 m³ of foundations and pads excavated

  • 239 m³ of GEN3 and 961 m³ of RC40 concrete placed, reinforced with 50 tonnes of cage steel

  • 1,290 m³ of RC30 concrete poured across 8,785 m² of A193 mesh

Drainage

  • 572 m of 600mm stormwater drainage installed

  • 12 x 2,100mm manholes, 5 x 1,200mm manholes, and 1 x 1,500mm unit positioned across the network

  • An additional 409 m of stormwater drainage (160–450mm diameters) and 208 m of foul drainage installed

Externals

  • A reinforced concrete yard formed using 3,620 m³ of imported material to make up levels

  • Reinforced with over 3,000 m² of A393 mesh and finished with over 300 m³ of C35 concrete 

  • Road connections and 500 m of kerbs completed to spec

The Transformation

The successful delivery of Parvalux House marked a turning point for the business. S.R.France groundwork services helped in collaboration with Jade Aden, brought together three operational sites into a new, modern headquarters. This facility covers 160,000 sq ft and has made a remarkable increase in the company's efficiency. 

The facility also sets a benchmark in environmental performance. Parvalux offsets more than 343 tonnes of CO₂ emissions yearly. With thermally efficient materials and a smart layout, the project earned an A+ (-5) energy performance rating. That’s five points above the standard net zero! 

The official opening in December 2023 acknowledged these achievements and was attended by key industry and government leaders.
